When you are comparing builders for a custom home, it is natural to look at the bottom line first. But the number on a bid is only as good as the work behind it. A low estimate that misses real costs becomes an expensive estimate later, through change orders, allowances that run over and schedule delays.

What a thorough estimate includes

A reliable estimate is not a rough guess per square foot. It is built line by line:

  • Multiple subcontractor bids for each trade, so prices reflect the current market rather than last year’s
  • A close read of the plans by the team that designed them, to catch details that drive cost and find more efficient ways to engineer the project
  • Realistic allowances for finishes and fixtures you have not chosen yet
  • Site conditions such as excavation, ledge, drainage and utility connections, which are easy to underestimate

Why accuracy beats a low number

You are investing your own hard earned money, so the budget has to be real. An accurate estimate lets you make decisions with confidence: where to spend, where to save, and what the finished house will actually cost. It also sets up a better relationship with your builder, because everyone is working from the same expectations.

Market knowledge matters

Material and labor costs move. A builder with long relationships across a broad network of vendors and trades has a clear read on where prices are heading and can spot numbers that are too high, too low or simply inaccurate.

How we approach it

At Vesica Design and Construction, we take the time to analyze plans and deliver thoroughly researched, detailed estimates, built from multiple subcontractor bids and checked against the design. We review every number, so the budget we present is one you can rely on.

If you have plans in hand, or are just starting to think about a project, we would be glad to talk through the numbers with you.
