Additions and ADUs

Rear of the house

An accessory dwelling unit, or ADU, is a second, smaller home on the same property as your main house. It might be an apartment over a garage, a converted basement, an addition with its own entrance, or a separate cottage. For many families it is a way to keep aging parents close, give adult children a place to land, or create a private office or guest suite.

The rules depend on your town

Connecticut’s 2021 zoning reform, Public Act 21-29, allowed accessory apartments as of right in many towns. Municipalities were also given the option to opt out, and a number of towns in Fairfield and New Haven counties have local rules of their own. The result is that what you can build depends heavily on where you live.

Before any design work, it is worth confirming with your town’s zoning office:

  • Whether an ADU is allowed on your lot, and whether it needs special approval
  • Size limits, often a percentage of the main house or a maximum square footage
  • Parking requirements
  • Whether the unit can be attached, detached or both
  • Septic capacity, if your property is not on town sewer

Attached or detached

Attached ADUs, built as an addition or carved out of existing space, usually cost less because they share a foundation, walls and utilities with the main house. Detached ADUs offer more privacy and flexibility, but they need their own foundation and utility connections.

Make it feel original

The best additions and ADUs look like they were always part of the property. That means matching rooflines, siding, trim and window styles, and carrying interior details, like built in cabinetry and millwork, through to the new space. Done well, an ADU adds value to the whole property instead of looking like an afterthought.

Plan for accessibility

If the unit is for a parent, or might be someday, design it to age well: an entrance with no steps, wider doorways, a curbless shower and good lighting cost little when they are planned from the start.
